Air Tightness Test Pre-Test Checklist

General Site Requirements

Access: Unrestricted access to all areas for 1–2 hours.

Power: 240v (or 110v if notified prior) power supply required.

Parking: Vehicle parking available close to the property.

Quiet Site: Quiet environment required for the test duration.

Remedial Work: Materials/trades available if minor sealing work needed on the day.

Adjacent Plots: Semi-detached/terrace properties require access to adjacent plots with windows open.

Trickle vents to windows will be closed and sealed.

External ventilation grills temporarily sealed — ensure safe access.

Internal grilles on partition walls do not require sealing.

Chimneys must be sealable (e.g. by balloon) and blocked.

Log burners: flue sealed to chimney plate; purge vents temporarily sealed.

External Envelope: MUST be finished with all seals in place.

Plasterboard & Skirting: Fitted and sealed, including edge sealing to floor.

Electrics: All switches, sockets and light fittings in place. Loose down-lighters pushed in and sealed.

Service Penetrations: All incoming penetrations complete and sealed.

Boiler Flue: Collar sealed to plasterboard. Boilers switched off for test.

Doors & Windows: Fitted with draught strips, able to close. No missing glass or temporary panels. Internal doors must be openable.

Plumbing: Sanitary ware fitted, drainage traps filled with water (check shower trays).

Hidden Pipework: Holes for kitchen/bath/washbasin pipes sealed (check behind kick plates, bath panels). Boxed-in pipework sealed.

Loft Hatch: Fitted snugly, frame sealed to ceiling plasterboard.

▶Aborted Tests: If the property is not ready on arrival and the test cannot proceed, the appointment will be classed as an aborted test and a charge will be invoiced accordingly.
▶Additional Sealing Work: If our tester is required to carry out additional sealing work on site (e.g. applying expanding foam, sealing penetrations, or temporary repairs to enable the test to proceed), additional charges will apply. Where sealing work is extensive, we may need to revisit once the property is fully prepared — a revisit fee will be charged accordingly.
▶Extended Time on Site: If additional time is required beyond the standard appointment duration, we will either complete the work on site or schedule a return visit — both options will incur additional charges. Please ensure the property is fully prepared prior to our arrival to avoid any additional costs.

Plans, elevations and sections
Pressure test design score from within your SAP calculation
Details of the SAP Assessor (should we need to confirm the APT result)
Details of the Local Authority — contact name and email to forward all test results

We will issue the final certificate within a 24 hour period.
An initial preliminary result will be given (on the day) which will be subject to a final adjustment once all data entry points have been considered and a final sense check performed.
Any result given on site can change and until certified is not a confirmation of the final result.

We will issue a report highlighting areas within the build by photographic evidence.
If available at the time we will walk round with a chosen site supervisor to highlight the areas and also then a confirmation report to confirm those findings.
Once remedied we can then book in and re-test the plot at our reduced re-test fee.
It is advisable that if you have further tests to book in on this site that the failure issues found are relayed to the trades in order to help further plots passing first time and not recreating the same errors on future tests.
